This is a practical, detailed BOM for automating a typical 2BHK or 3BHK Indian flat — lighting, fans, geysers, and basic sensing in each room. Prices are current market rates from verified Indian suppliers. Use this as a purchasing baseline and adjust for your specific room count and automation requirements.

Assumptions

  • 3 rooms + kitchen + living room = 5 zones
  • Average 4 controllable loads per room (2 lights, 1 fan, 1 additional appliance)
  • WiFi-based control via Home Assistant (ESPHome firmware)
  • Each room gets independent ESP32 controller
  • Mains-derived power for each controller (HLK-PM01)
